I would like to carry out some building work on my home, what is my first move? | Firstly, you should contact us and we can arrange a suitable time to meet. We will discuss your proposals, our fees and any other relevant matters.
Upon acceptance of terms, we will proceed with a site survey and the preparation of sketch proposals |
How much involvement will I have during the sketch design stage? | We will liaise with you throughout the whole design process. This will not be completed until you have signed off the final design. |
Who will make the planning and building warrant applications? | We will, and all you will have to do is pay the lodging fees. |
How long does the planning and building warrant process take? | This can vary on the workload of the local authority. We have found that the average time taken before receiving consents is 12 weeks. |
Will I be guaranteed to receive consent after making the application? | No. The planning process requires consultation with a number of bodies including the adjoining proprietors and the local councillor, all of whom may comment and influence the planner’s decision. It is often good practice to consult with the local planning officer before making an application, this could prevent making a fruitless application.
Building warrants are more predictable. The main criteria is meeting the Building Standards (Scotland) although these are onerous, in most circumstances a building warrant can be obtained. |
Will I have to employ any additional consultants? | Yes, in most cases, a structural engineer will be required. We can arrange this for you. |
Assuming that I am granted consent to build, how can I go about getting the works done? | Our advice would vary depending on your expectations.
Some clients are quite happy to take on the role of engaging contractors and supervising the works on their own. However, it is common to ask us to obtain quotations and to supervise the works. |
After completion, are their building guarantees? | Unless agreed within a contract, your contractor will offer no term guarantees. If you are building a new house, you may choose to take out your own warranty. |
